Property cleaning for managed residential portfolios

Cleaning across a managed portfolio, run as one contract rather than a booking at a time. Pre-viewing presentation, void preparation between tenancies, and regular housekeeping, all scheduled and reported so you have one contact for every property.

One contact for cleaning across the portfolio.

Managing cleaning property by property means chasing a different cleaner for every job. We run it as one contract: your properties on a schedule, a named contact who knows the portfolio, and a record after each visit.

That covers the routine housekeeping, the presentation clean before a viewing, and the void turnaround between tenancies, sequenced so the property is ready to re-let rather than waiting on a clean booked after the inventory.

What’s included
Pre-viewing presentation cleans, booked to the viewing
Regular housekeeping on a set schedule
Void preparation between tenancies
Cleaning sequenced with the inventory and check-out
One schedule across every property in the portfolio
A named contact who knows the sites
A record filed after each visit
Photographs on request for landlords

Deep cleans, end-of-tenancy cleans and communal schedules sit alongside this and can run on the same contract.

The property-cleaning sequence

How a portfolio contract runs.

01
Portfolio scoped

We take the sites, the standard and the frequency, and build one schedule around them.

02
Scheduled

Routine visits, viewings and voids are booked in, with a named contact for the portfolio.

03
Cleaned and reported

Each visit is worked to the agreed standard and recorded, so you can evidence it to a landlord.

04
Reviewed

We review the schedule as the portfolio changes, adding or dropping properties as needed.

These four steps are specific to managed portfolios. They sit inside the six-stage operating cycle we run on every contract. See how we work

Scope

What property cleaning does not cover.

Stated plainly so the contract is predictable. Any of the below can be added as a separate service.

Tenanted deep cleans

Cleaning inside an occupied tenancy is arranged with the tenant and priced separately.

Repairs and maintenance

We report and photograph faults. We do not carry out repairs or decorating.

Garden and grounds

Grounds maintenance and gardening are a separate service, not part of the clean.

Furniture and clearance

Clearing a property of belongings or bulky waste is quoted separately.
