Where a deposit dispute actually starts.

Most end-of-tenancy disputes come down to one line in the check-out report: was the property returned clean. We clean to that standard, not to a general idea of tidy, so the answer is a matter of record rather than opinion.

The team works from the inventory and the check-out clauses in the tenancy, photographs the result, and sends it to you dated. If the inventory clerk marks the clean down, we come back and put it right before the next tenant moves in.

Scope

What an end-of-tenancy clean does not cover.

Stated plainly so the price is predictable and the scope is agreed before the visit. Any of the below can be added as a separate visit.

Deep cleaning

Built-up grease, heavy limescale and post-refurbishment dust from a long or neglected tenancy are a separate deep clean.

Repairs and redecoration

We report and photograph damage. Filling, painting and appliance repairs are not part of the clean.

Furniture and rubbish removal

Clearing belongings or bulky waste left behind is quoted separately.

Carpets beyond vacuuming

Machine carpet cleaning and stain treatment are an add-on, priced by the room.
