The amenity spaces are the product.

A resident chooses a build-to-rent scheme for the lounge, the gym and the coworking floor, and a student’s parents judge a block in the first corridor. Those spaces are marketed at show standard and walked every day. Keeping them there is scheduled, checked and reported work, not a caretaker’s spare hour.

Student blocks add a calendar problem: every tenancy ends in the same few weeks. We run the summer as a phased programme, floor by floor, each room photographed and reported, so the block is ready for September intake without a final-week scramble.
